We are currently hiring a Rental Manager for a tax credit apartment community in Chico.

We are looking for applicants with the following Experience:

  • 2 years LIHTC Compliance Experience
  • 2 years of Affordable Housing Property Management
  • Ability to multi-task in a fast-paced, ever changing work environment
  • Ability to Lead a team and Oversee all business operations for the property
  • Excellent Organizational and Communication Skills
  • Proficiency in all Microsoft Office programs: Word, Excel, Outlook Email
  • A friendly, outgoing personality
  • The ability to interact with a variety of personality types
  • Flexibility and ability to identify problems and offer solutions
  • Yardi software experience

Daily Duties include, but are not limited to:

  • Interface with Residents - Communicate often and effectively while always offering excellent customer service
  • Enforce Lease and Occupancy Rules consistently
  • Rent Collection and Aged Receivable collection
  • Completing Annual TCAC Recertifications
  • Processing applications and Move-in Packets for Approval
  • Maintaining the Waiting List per the Tenant Selection Plan
  • Property Accounts Receivable and Payables - Enter POs, Submit Invoices to Corporate for payment through YARDI software
  • Entering and monitoring work order requests
  • Tracking Warranty Repairs during the first year
  • Communicate with Maintenance regarding vacant units, property curb appeal, work orders, emergencies, etc.
  • Ensuring all rental office duties are completed without fail
  • Completing reports by the required deadlines: Occupancy Report (weekly), Aged Receivables, Promise to Pays and Late Rent Reports (monthly), building inspection reports (quarterly), etc.
  • Adhering to all Fair Housing Rules & Regulations without fail
  • Following all company policies and procedures
  • Communicate with Supervisor, Corporate office staff, Residents, Vendors, Community Resources, etc.

COMPENSATION includes:

  • This position DOES NOT include an On-Site Unit.
  • Hourly Pay Rate - $18 per hour, based on LIHTC experience
  • 20 days of Personal Time off (includes Sick) in years 1-4
  • 10 paid Holiday's
  • Health Benefits (Medical, Dental, Vision, Life) with a minimal employee contribution (The company pays 92% of the Employee-only premium and the Employee pays 8% of their monthly premium)
